MM2H + Property — the combination that actually makes sense

The 2023 MM2H overhaul quietly changed the equation: the Gold and Platinum tiers now require a qualifying property purchase alongside the fixed deposit. What looks like a hurdle is actually a structural alignment — and we treat it that way.

MM2H Application

  • Tier selection: Silver / Gold / Platinum matched to your profile
  • Document preparation and submission to Ministry of Tourism
  • Bank liaison for conditional approval and FD account opening
  • Renewal planning before the 5-year mark

Property Search & Purchase

  • Buyer's-side representation — we shortlist for your needs, not to move inventory
  • Sub-sale (resale) and new launch options based on honest yield analysis
  • SPA coordination, lawyer referral, and stamp duty guidance
  • Fixed deposit can be partly released toward the property post-approval

Our fee structure, stated plainly

You engage us directly. We also earn disclosed co-broke referrals from the selling agent on property transactions — standard practice, always declared up front. We never earn developer marketing commissions, which means we have no incentive to push you toward a new launch over a better-value sub-sale. When the honest answer is “wait” or “this development isn’t right for you,” that’s what you’ll hear.

Not every client needs all of these. We scope add-ons to your actual situation in the discovery call — no upselling for its own sake.

Banking Setup

Intro to expat-friendly banks (HSBC, Maybank, CIMB), coordination of your MM2H fixed deposit account, and practical guidance on bridging tools like Wise or Revolut before your local account is ready.

Tax Coordination

Pre-departure tax position review, Foreign-Sourced Income (FSI) exemption planning (extended to 2036 under Budget 2026), and warm referral to a qualified Malaysian tax advisor. We flag issues early — not after you've already moved.

Property Management

If you won't be based full-time in Malaysia, we can connect you with vetted property managers for tenant sourcing, lease management, and rent collection — so your investment earns while you're away.

Eligibility & shortlist

We assess which MM2H tier fits your financial profile, identify qualifying property options across your preferred region, and walk you through the fixed deposit mechanics.

Coordinated application

We prepare and submit the MM2H application, liaise with the bank for the fixed deposit, and run your property search in parallel — so both move forward together.

Approval & settlement

Once conditional approval lands, we coordinate the property SPA, fixed deposit lodgement, and any required add-ons (banking, tax, management). One point of contact throughout.
